The Project

Located in the heart of Adelaide, 174 South Terrace, is a beautiful heritage listed, 1899 Art Nouveau Villa, transformed into a modern CBD office space.
The building had been unoccupied for several years and had fallen into disarray, requiring extensive refurbishment. With southern parkland frontage, the building originally comprised of six rooms, which were refurbished into an open plan workspace, boardroom, private offices, courtyard, kitchen and two bathrooms.

Over a 32-week program, Stride completed new all new services throughout, including stormwater, as well as construction of a new kitchen and bathrooms. New paint and render throughout, as well as new bitumen to carpark, landscaping and installation of new galvanized roof, gutters and downpipes, aluminium windows, and doors, fencing and gates, and arbour.

Due to the heritage listing of the building, there was a high level of specification and heritage code Stride had to work to. Stride reviewed the construction methodology with the client thoroughly prior to, and throughout the entire works, to ensure compliance with heritage codes.

Further challenges arose throughout the project when coordinating deliveries, due to the one-way lane access and location opposite and primary school. Deliveries had to be made before school hours and were classified as high-risk works.

The projects successful outcome is due in large part to Stride’s constant communication with the client, and regular site visits to help the client visualize the progress and final outcome. The project was completed on time and on budget.
